Understand the Full Monthly Price
A listing may separate rent, operating costs, heating, electricity, parking and furniture. Ask for the total expected monthly payment and the energy arrangement in writing. Statistics Austria publishes useful market averages, but a specific property's location, age and contract rules determine the actual price.
Never transfer a deposit merely because a listing appears urgent. Verify the landlord or authorized agent, inspect the property or use a trusted representative, and read the proposed contract before paying.
Deposits and Brokerage Commission
The deposit is negotiated in the tenancy agreement and is intended to secure legitimate claims. Record the property's condition at handover and retain proof of payment.
Since July 2023, the ordering principle applies to residential rental brokerage: tenants generally pay a commission only when they were the first party to commission the broker. Do not accept an automatic claim that every tenant owes two months' commission.
Prepare a Rental File
Landlords commonly ask for identification and evidence that the rent is affordable. Depending on your stage, that may include an employment contract, payslips or a guarantor. Share sensitive documents only with a verified recipient and redact unnecessary data.
If you have not yet started work, budget for temporary accommodation and avoid promising a start date that depends on an unsigned tenancy.
Register Only After Moving In
Anyone taking accommodation in Austria must generally register the residence within three days. The accommodation provider signs the registration form. A sham registration at an address where you do not actually live is unlawful.
Tourist accommodation handles guest registration differently. A hotel stay does not automatically give you a normal residential Meldezettel suitable for every administrative purpose.
