    Separate rent, running costs and household contracts

    An Austrian listing may distinguish base rent, Betriebskosten or building running costs, heating and energy. Electricity, gas, district heating, hot water and internet may be included, billed separately by the landlord or contracted directly by the tenant. Ask for the latest total-cost breakdown and a previous energy statement where available.

    A low headline rent can become expensive when heating, electricity, parking, internet and mandatory building charges are added. The lease should identify which items are included, how advance payments are reconciled and who controls each contract.

    Energy supply can involve two contractual relationships

    E-Control explains that electricity or gas supply involves an energy-supply contract and network access through the local network operator. The network itself is tied to the address, while the supplier can often be selected. Start the process early enough that service is active on move-in day.

    Record every meter number and reading during handover, preferably with dated photographs accepted by the parties. Send readings to the appropriate operator or supplier as instructed. Without an actual reading, estimated consumption can later produce a large correction bill.

    Heating systems change the risk profile

    District heating, central building heating, individual gas heating, electric heating and heat pumps have different contracts and billing cycles. Ask which system serves the home, whether hot water is included and whether annual reconciliation has historically produced additional payments. Energy performance evidence is useful context but cannot predict one household's behaviour.

    Clarify who arranges maintenance and inspections for equipment inside the property. Never alter or service gas or electrical installations without the appropriate professional. Report defects in writing and preserve the handover record.

    Internet availability must be checked at the exact address

    A provider's citywide marketing claim does not prove that a particular apartment has fibre, cable or the advertised speed. Check the exact address, technology, installation requirement, minimum term, activation time, router conditions and cancellation rules. Mobile internet may be a temporary fallback but performance depends on indoor coverage and congestion.

    When taking over a line or moving an existing contract, confirm that you are not assuming another customer's obligations. Keep order confirmation and return equipment correctly when cancelling. If reliable video calls or remote work are essential, test connectivity before the final housing commitment when possible.

    Budget for advance payments and annual reconciliation

    Energy bills often use periodic advance payments based on estimated annual consumption, followed by reconciliation. A cheap monthly advance does not prove the annual tariff is cheap. Compare the energy price, network charges, taxes, contract term, price guarantee and bonus conditions using E-Control's tariff calculator.

    Put aside a reserve for the first annual statement, especially when the previous estimate came from another household. Submit readings at move-in, supplier changes and move-out so you pay for the correct period.

    The move-in evidence file

    Keep the signed lease, handover protocol, meter photos, keys list, energy-performance document, supplier confirmations, internet order and every defect notice in one file. Note contract deadlines and identify whether the landlord, property manager, network operator or supplier is responsible for each issue.
